Months of supply has climbed to 8.5 in the latest rolling three-month period, far above the tight levels seen a year ago. Homes are also taking much longer to sell, with the median days on market stretching to 257 days.

Active listings are roughly flat compared with a year ago, but new listings have increased slightly and pending sales are up more than 15 percent year over year, even as the number of homes sold has dropped nearly 50 percent.
