Year-over-year, Lancaster’s rolling three-month data shows prices easing slightly while staying well above levels from just a few years ago. The typical home value is down about 2 percent from last September to roughly $298,000, even as values have climbed markedly since 2023.
From a pricing perspective, list prices are up nearly 7 percent year over year, yet sale prices have slipped, and the share of homes selling above list has fallen from about 73 percent a year ago to around 68 percent. Even with that shift, homes are still selling at an average of more than 107 percent of list price, indicating buyers are often paying above asking to secure a property.
On the activity side, homes sold in the latest three-month period are down more than 20 percent from a year earlier, but new listings and pending sales are holding roughly steady. Inventory sits at about 1.6 months of supply, up slightly from last year and consistent with a strong seller’s market where half of homes go under contract in 10 days or less.
