Long Beach’s rolling three-month snapshot shows more homes available and shifting sales activity. Active listings are up more than 15% from a year ago, while homes sold are down about 28% over the same period. Pending sales, however, have jumped nearly 30% year over year, suggesting more buyers are getting under contract even as closed sales lag.

Pricing has generally trended higher over the past year, with the typical home value up more than 11% in the rolling three-month view. Median list prices are only modestly higher year over year, indicating sellers are not pushing prices as aggressively as overall value gains might suggest. Homes are taking much longer to sell than they did a year ago, with median days on market surging and months of supply roughly tripling to just over six months.

Negotiation dynamics have shifted more subtly than inventory and timelines. Only about 19% of recent sales closed above list price, and the average sale-to-list ratio sits just under 100%, pointing to deals landing very close to asking. Together, these trends describe a market where buyers have more options and time, while sellers still see solid pricing but need patience and accurate pricing strategies.
