Inventory in Long Beach has been building, with 134 homes available in March 2026 and a 16.52% rise from the prior month. New listings also picked up, reaching 64 and running 16.36% higher than a year ago, giving buyers more to choose from. Even with more options, contracts are moving, as pending sales are up 34.62% year over year and 35 homes were under contract.
Homes are taking less time to find buyers, with the median days on market down to 49, a drop of 5.77% since last month and 18.33% compared with last year. Conditions still lean toward sellers, reflected in a 6.7 months of supply, about 20% of sales closing above list price, and an average sale-to-list ratio of 1.0245 that indicates many homes are selling slightly above asking.
Pricing has been adjusting as activity shifts. The typical home value in Long Beach is about $737,500, up 10.72% from last year but down 15.71% month over month, and it currently sits below Nassau County’s typical value of $800,000. Sellers have been testing higher list prices, with the median list price at $885,000 in March and projected to reach $933,000 in April, while typical values are projected around $668,750.
