Upper Monroe’s rolling three-month data through April 2026 shows home values edging up compared with a year ago, with the typical home value rising about 1 percent. Listing prices have grown more quickly, with the median list price up just over 10 percent year over year. At the same time, active listings are down nearly 40 percent from a year earlier, underscoring how much tighter inventory has become.

Homes are moving very quickly in the current period, spending a median of only 9 days on the market, which is sharply faster than a year ago. Nearly every sale is clearing above the asking price, with about 100 percent of homes selling above list and an average sale-to-list ratio above 117 percent, highlighting strong bidding pressure.

Even with only 1.5 months of supply, Upper Monroe still sits close to the broader Rochester market’s 1.4 months, but local prices are notably higher, with a typical home value more than double the citywide median. Sales volume has cooled, with homes sold and new listings both down more than 30 percent year over year, pointing to fewer opportunities for both buyers and sellers to transact.
