Schuyler County home values have climbed sharply over the past year, with the typical home value up more than 40 percent. Median list prices are also more than 20 percent higher than a year ago, pointing to sellers aiming higher. At the same time, homes are taking much longer to sell, with median days on market surging compared to last July.
In the latest July 2026 snapshot, the typical home value sits around $404,000, slightly above last month, while the median list price is about $381,000 after a strong month-over-month jump. Compared with New York State overall, Schuyler County’s prices are lower, but its year-over-year price growth is significantly faster than the statewide pace.
Inventory conditions have shifted toward a softer environment for sellers, with months of supply rising to 9.3, far above the state’s 3.7 months and up sharply from earlier in the year. Sales activity has cooled, as homes sold are down nearly 40 percent year over year even though active listings and new listings are both higher than last year. Only about 14 percent of recent sales closed above the asking price and the average sale-to-list ratio is just under 100 percent, suggesting buyers have more room to negotiate than they did a few months ago.
