Steuben County currently reflects a neutral market, with the balance between buyers and sellers sitting near the middle of the scale. Months of supply has climbed sharply to 4.4, more than doubling year over year and rising well above New York State’s 3.9 months, signaling more options and slightly less urgency for buyers.
Prices have softened compared to last year, as the typical home value is down about 5 percent and the median list price has slipped by a similar margin. At the same time, activity has cooled, with homes sold dropping more than 18 percent year over year and pending sales down nearly the same, even as new listings have increased by roughly 17 percent.
