With about 4.1 months of supply, 163 homes on the market, and typical values around $159,500 compared to New York State’s $600,100, buyers here see a more affordable landscape even as sellers retain some leverage.
Driving this seller tilt, homes are moving faster, with median days on market dropping to 56, down about 48 percent from last month and 50 percent from last year. At the same time, inventory is tightening, falling nearly 7 percent month over month and over 26 percent year over year, while new listings are down more than 42 percent compared to last year.
Prices and negotiation trends add more nuance, with the median list price jumping over 12 percent month over month to $189,000 while the typical home value dipped roughly 10.9 percent from last month.
