Year-over-year, Tioga County’s housing market has seen notable price and inventory shifts, with the typical home value up about 15 percent and the median list price rising nearly 38 percent. Compared with the broader New York state market, prices remain far lower than the state’s median sale price, underscoring Tioga County’s relative affordability despite these gains.

In the latest May 2026 snapshot, buyers saw more options as active listings climbed to 147, up about 16 percent from a year earlier. At the same time, homes sold fell nearly 30 percent year over year, suggesting that increased choice and higher prices may be slowing the pace of finalized deals.

Conditions have also tilted toward a looser environment, with months of supply jumping to 6 from much tighter levels last year and median days on market lengthening sharply to 65.
