Southwest Burlington is seeing far fewer homes hitting the market than a year ago, with new listings down by more than half in this rolling three-month view. Homes sold and pending sales have also dropped by over 50 percent year over year, signaling a slower flow of contracts. Even with fewer closings, months of supply has edged up slightly to 2.7, which still reflects a seller-leaning environment.

Pricing is moving in different directions for sellers and buyers. The typical home value has slipped almost 5 percent compared with the same period last year, yet the median list price has jumped nearly 34 percent, indicating that sellers are testing higher asking prices even as sale prices trend lower.

Homes are not sitting as long as they did in late 2025, with the median days on market now around four weeks, down sharply from the longer marketing times seen last year. Only a small share of sales are closing above list price, and the average sale-to-list ratio is just under 100 percent, showing buyers still have some room to negotiate even in a seller’s market.
