In Southwest Burlington, buyers are seeing relatively few options, with only 9 homes on the market and 16 new listings in March 2026. Inventory is down sharply, falling about 10% from last month and roughly 59% from a year ago. Even with fewer homes available, 13 properties went under contract, though pending sales are down more than 45% compared with last year.
Prices are adjusting alongside these tight conditions. The typical home value sits around $330,000, which is notably higher than Burlington overall at about $245,750, but has dropped more than 19% year over year and about 18% just since last month. List prices, however, are moving the other way, with the median list price up over 10% month over month to about $387,500. Homes are also moving much faster, with typical days on market down to 30, a decline of about 66% since last month and nearly 72% since last year.
Looking ahead to April 2026, projections show typical home values easing to roughly $293,250, while the projected median list price edges up to about $406,250 and inventory dips to around 8 homes.
