January’s finalized data reported the typical value of a home in the neighborhood to be $417,000—up 6.38% over the previous 12 months. For comparison, city-level data pegged home values at $295,000 in Burlington for the most recent reporting period. That number is expected to float around $308,000 in February.

Southwest Burlington had 11 new listings and 15 listings that went under contract in January, decreasing the area’s total available inventory to 6—down 14.29% from the previous month. Inventory is projected to have further decreased in February.

The median listing price for homes in Southwest Burlington fell 11.03% from December to January, bringing the current median listing price to $355,000. Based on projected data for February, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
