Inventory in Southwest Burlington is tight, with just 10 homes for sale in February 2026. Even with that low supply, new listings reached 13 for the month, showing some fresh options coming online. Buyers moved on many of those homes, with 11 going under contract, indicating steady contract flow despite limited choices.
Homes are taking longer to sell month to month, with the median days on market rising 9.26 percent to 88.5 days, though they are slightly faster than a year ago. Compared with the wider Burlington city area, Southwest Burlington shows a much smaller pool of homes, as the city as a whole had 179 properties on the market during the same period.
Pricing is holding firm, with a typical home value of about $403,500 and a median list price of $355,000, both unchanged from the prior month. Values are up 2.93 percent over the past year, and homes are closing at roughly 98.5 percent of list price, with about 18.75 percent selling above asking, all consistent with a Seller's Market reading of 9. While inventory jumped 42.86 percent from the prior month, it is still down 54.55 percent year over year, and pending sales have fallen 56 percent alongside a 31.58 percent drop in new listings.
