Forsyth County home values in May 2026 inched up about 1% year over year, with a typical home value of roughly $314,000. Active listings rose more than 11% from last year, giving buyers more options than before. Even with this added inventory, the area still leans toward sellers, reflected in a seller’s market gauge reading of 37.

Looking at the latest monthly snapshot, the median list price is just over $331,000 and has nudged up slightly from April. Homes are taking longer to sell than a year ago, with median days on market jumping more than threefold to 35 days, even though that’s a noticeable drop from 42 days just the month before.

Supply conditions are shifting as months of supply climbed to 3.1, up more than 50% year over year yet still below North Carolina’s 4.3 months, which keeps some leverage on the seller side. New listings fell more than 12% from April and are slightly below last year, while pending sales and closed sales both slipped modestly compared with a year earlier, signaling a bit of cooling demand. About 24% of homes are still selling above list price and the average sale-to-list ratio sits near 99%, showing sellers can achieve prices close to their asking numbers.
