Walkertown’s rolling three-month data through August 2026 shows home values trending higher than a year ago. The typical home value is up more than 8 percent year over year, even as the median list price has dipped slightly from last year. At the same time, homes are sitting on the market a bit less time than a year ago, with median days on market down about 5 percent.
Inventory conditions have shifted sharply toward a more supplied environment. Months of supply has expanded to about 7.8 months, up dramatically from a year ago, and active listings are also higher year over year. Yet closed sales have fallen by roughly half compared with the same period last year, and new listings and pending sales are both down on an annual basis, pointing to slower overall activity.
Looking at the latest rolling period, buyers are seeing more options and more time, with 41 active listings and a median of 28 days on market, while only about 26 percent of homes go under contract within two weeks. Sellers, meanwhile, still see strong pricing power, as the average sale-to-list ratio is just under 100 percent and about 18 percent of sales close above asking.
