Cambridge is currently tilted toward sellers, with the market gauge showing a seller’s market at 21. Inventory sits at about 5.1 months of supply in this rolling three-month view, which is close to a balanced level but still leans slightly their way. Typical home values are up about 18 percent year over year, signaling that prices have risen notably compared with last year.

At the same time, the number of homes sold in this rolling window has dipped slightly compared with last year, and pending sales are down more sharply, which points to a more selective group of active buyers.
