Champaign County is seeing a modest pullback in new listings even as closings pick up. Active listings are up about 8 percent from last year, yet new listings have fallen almost 8 percent, which tightens choices for shoppers. Homes sold jumped nearly 25 percent year over year, while pending sales are down, hinting at some unevenness in future closings.

Prices show mixed signals as buyers and sellers feel out the right level. The typical home value is roughly flat year over year, but the median list price is up about 10 percent, suggesting sellers are testing higher asking prices. Roughly 22 percent of recent sales closed above list, and the average sale-to-list price ratio sits just under 99 percent, so final prices typically land very close to asking. Compared with Ohio overall, Champaign County has lower prices and slightly tighter inventory, which can offer both opportunities and trade-offs.
