Prices are adjusting to this slower flow of new listings and contracts. The typical home value is around $212,000, down 12.67 percent year over year and well below the Ohio average of about $253,000, while the median list price has edged up to $265,000, a 6.04 percent monthly increase. Looking ahead to March 2026, the typical home value is projected at roughly $170,500 and the median list price near $272,550, suggesting sellers are still testing higher asking prices even as underlying values soften.

Market pace has eased, with homes taking a median of 60 days to go under contract, up more than 15 percent from a year ago, and nearly 29 percent of listings seeing a price cut. Even so, more than 36 percent of homes are still selling above list, and the average sale-to-list ratio is close to full price at 0.99, reflecting continued seller leverage despite cooler conditions.
