Urbana had 12 new listings and 10 listings that went under contract in October, increasing the area’s total available inventory to 27—up 3.85% from the previous month. Inventory is projected to have further increased in November.
Of those 27 active listings, 37.04% reduced their price in the month of October. The median listing price for homes in Urbana grew 12.2% from September to October, bringing the current median listing price to $229,950. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In October 2025, the median time for a listed property to go pending was 39 days, compared to 33 days in October 2024.
