Inventory in East End has tightened notably in this rolling three-month view, with active listings down more than half from a year ago. Even with just 11 homes on the market recently, contract activity has picked up, as pending sales have climbed sharply year over year while closed sales have dropped. That mix suggests more homes are moving into contract but taking longer to reach the closing table.

Pricing has shifted dramatically compared with the wider Cincinnati market. The typical home value in East End is now far above the city’s level and has surged more than 150 percent from a year ago in this rolling period, even as the median list price has fallen steeply year over year, pointing to a wide range of property types and price points trading hands.

Days on market have shortened to about three weeks, down sharply from earlier in the year, indicating that well-priced homes can attract offers relatively quickly despite a very high months of supply figure. At the same time, the average sale-to-list ratio has edged up to just under 100 percent, and virtually no recent sales have closed above asking, showing that buyers and sellers are negotiating close to list rather than bidding far over.
