Inventory has inched higher, rising about 6.1 percent year over year. Buyer activity is picking up, with pending sales climbing about 14.6 percent compared with last year.
In March 2026, the typical home value in the county was about $221,700, notably below the Ohio average of $263,500, while the median list price reached $320,000. Homes spent a median of 56 days on the market, and about 27.6 percent of listings saw a price drop, signaling that some sellers are adjusting expectations.
Current conditions still lean toward sellers, with just 2.8 months of supply, 105 homes on the market, and 51 new listings in March. Even so, only about 21.1 percent of sales closed above list price and the average sale-to-list ratio was about 96.4 percent, suggesting room for negotiation. Looking ahead to April 2026, typical values are projected around $208,825 with a projected median list price of $362,500 and inventory near 108 homes, pointing to a mix of softer values and higher asking prices.
