Year over year in Clinton County, sales activity has picked up while prices have eased. Homes sold are up more than 30% compared with last May, even as the typical home value is down about 9%. Active listings have grown nearly 13% from a year ago, giving buyers more options than last spring.

Looking at May 2026 specifically, the median sale price was about $236,000, while the median list price hovered around $252,000 and the average sale-to-list ratio was just under 99%. Homes spent a median of 40 days on the market, notably faster than earlier this year, and months of supply tightened to 2.6, keeping conditions tilted toward sellers.

Supply has expanded more quickly in Clinton County than across Ohio overall, with local active listings up more year over year than the state while prices trail the statewide median of roughly $274,000. At the same time, fewer new listings came on the market this May than a year ago, even as the share of homes selling above list climbed to about one in four. This mix of rising sales, limited new inventory, and modest price declines makes it especially important to understand neighborhood-level dynamics.
