In The Knolls, the rolling three-month snapshot through May 2026 shows prices moving up sharply, with the typical home value rising about 16% from the prior three-month period and the median list price climbing more than 12%. Inventory also expanded, as active listings increased roughly two-thirds month over month while months of supply jumped from well under one month earlier this year to about four months now.

Looking beyond short-term swings, prices are also higher than a year ago. The typical home value is up a little over 9% year over year, outpacing the broader Columbus area, where prices are up about 7%. Even with higher prices, the share of homes selling above list has grown to nearly 75%, and the average sale-to-list ratio remains just under 103%.

Sales activity has cooled compared with last year, with homes sold down about 45% year over year and new listings and pending sales each lower by close to 30%. Homes are taking longer to go under contract, with median days on market now close to 40 days and up significantly from a year earlier, yet more than 80% still go off the market within two weeks, signaling strong buyer interest when the right home appears. Conditions in The Knolls look different from the wider Columbus market, with slightly more supply locally but firmer price gains.
