Downtown Dayton’s rolling three-month snapshot through May 2026 shows a cooling in list prices but more homes coming to market. The median list price fell sharply month over month, down about 19 percent to roughly $384,000, while active listings climbed more than 40 percent and new listings rose by half.

Inventory is still below last year, though. Active listings are down about a third year over year, and new listings have slipped by a similar share. Pending sales have dropped nearly 80 percent compared with a year ago, pointing to slower buyer activity.

Longer-term patterns underline how different Downtown Dayton looks from the broader Dayton market. Earlier periods saw big swings in pricing, with median sale prices ranging from the low $200,000s to around $600,000, alongside months of supply that at times stretched into double digits, consistent with its current “buyer’s market” label. By contrast, the wider Dayton area has a much lower recent median sale price near $138,000 and a more moderate 3.6 months of supply, suggesting Downtown behaves as a smaller, higher-priced niche within the city.
