Year-over-year, Fairfield County’s housing prices have been fairly steady, with the typical home value in April 2026 down only slightly compared with last year, while Ohio overall has seen stronger price growth. Active listings in the county are up more than 16 percent from a year ago, and homes sold have risen nearly 17 percent, signaling more movement on both sides of the table.

In the latest monthly snapshot, April brought a notable jump in new listings, up more than a third from March, giving buyers more options than earlier in the year. Even with more homes to choose from, the median days on market fell to 41 days, and about 61 percent of listings went off the market in two weeks, showing that desirable homes still move quickly.

Inventory has grown to 642 active listings and about 2.6 months of supply, slightly below the statewide supply level but still consistent with a seller-leaning environment. At the same time, an average sale-to-list ratio just under 100 percent and roughly 30 percent of homes selling above list suggest that well-priced properties attract strong interest.
