January’s finalized data reported the typical value of a home in the county to be $360,000—up 6.68% over the previous 12 months. For comparison, state-level data pegged home values at $246,200 in Ohio for the most recent reporting period. That number is expected to float around $242,300 in February.
Fairfield County had 138 new listings and 181 listings that went under contract in January, decreasing the area’s total available inventory to 324—down 7.43% from the previous month. Inventory is projected to have further decreased in February.
Of those 324 active listings, 23.15% reduced their price in the month of January. The median listing price for homes in Fairfield County fell 1.29% from December to January, bringing the current median listing price to $345,000. Based on projected data for February, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In January 2026, the median time for a listed property to go pending was 60 days, compared to 52 days in January 2025.
