Hardin County is seeing moderate inventory with 110 active listings and 27 new listings added in August. Homes sold fell from the prior month, with 26 closings and a similar number of pending sales. Months of supply edged up to 3.1, keeping conditions tilted toward sellers but giving buyers a bit more selection than earlier in the year.

Homes are taking longer to go under contract, with the median days on market at 61, roughly two weeks slower than last year and higher than many parts of Ohio despite the state having slightly less supply at 2.8 months. A smaller share of homes is selling above list price compared to a year ago, even though that share jumped from July, suggesting buyer enthusiasm is selective. With local sales volume up sharply from last year but contract activity down, reading these mixed signals can be tricky.
