Mahoning County’s housing market saw more homes available and more activity heading into June 2026, with active listings up from last month and 1,002 properties on the market. Contract flow also picked up, as homes sold jumped nearly 29 percent month over month to 293 and pending sales rose as well, signaling solid buyer demand.
Prices are responding to that stronger activity, with the typical home value around $209,000 and up more than 12 percent from a year ago. At the same time, the median list price dipped slightly from last month, suggesting sellers may be pricing more carefully even as values trend higher over the longer term.

Homes are taking longer to sell than last month at a median of 44 days, and only about 23 percent closed above the asking price, indicating buyers retain some negotiating power.
