Inventory in Pittsburgh has edged up in this rolling three-month view, with about 2,100 active listings and months of supply rising to 6.9 from around 4.8 a year earlier. New listings are modestly higher year over year, while homes sold have declined roughly 18 percent, pointing to slower turnover. Pending sales are also down compared with last year, suggesting buyers are taking more time to commit.

Pricing is holding fairly steady despite the cooler pace. The typical home value is almost unchanged from a year ago, while the median list price is several percent higher, indicating sellers are aiming a bit above recent sale prices. Fewer homes are closing above list compared with last year, and the average sale-to-list ratio has slipped slightly, showing buyers have gained some negotiating room.

Homes are taking much longer to sell than they did a year ago, with the median days on market jumping from the 70-day range last spring to the mid-80s in the latest period. Even with that slower movement and higher supply, the area still leans toward sellers according to the overall market gauge.
