Year-over-year, Miami County home values and listing prices have climbed notably, with the typical home value up more than 11 percent and the median list price rising nearly 19 percent. In contrast, Ohio as a whole is seeing slower price growth, with the statewide median sale price up about 6.5 percent over the past year.
Inventory has also expanded compared with last year, as active listings are up about 25 percent and months of supply has increased more than 40 percent to 2.4 months. Even with more options, conditions still lean toward sellers, and Miami County’s months of supply remains slightly tighter than Ohio’s 2.8 months.
Looking at April 2026 specifically, buyers are seeing more fresh choices, with new listings up about 20 percent from March and pending sales jumping nearly 15 percent. At the same time, homes are taking longer to sell than a year ago, with the median days on market up sharply to 34 days even as the average sale-to-list ratio edges close to 99 percent.
