Year-over-year, Miami County is seeing mixed pricing signals, with the typical home value essentially flat while the median list price has climbed sharply, up about 19 percent. At the same time, homes sold are running more than 14 percent higher than a year ago, showing that buyers are still active even as prices adjust.
Looking at the latest month of May 2026, inventory has expanded, with active listings up nearly 34 percent from last year to around 443 homes. Even with more options on the market, supply is still tight at about 1.9 months of inventory, underscoring why the area is classified as a seller’s market.
In terms of pace, homes are taking longer to sell than a year ago, with the median days on market now at 33 days, yet more than half of listings still go off the market within two weeks.
