Inventory in Springfield’s rolling three-month view has eased slightly compared to last year, with about 394 active listings and months of supply rising to 2.8, up more than 40 percent year over year. Contract activity has cooled, as homes sold are down over 10 percent from a year ago and pending sales are off more than 16 percent, signaling slower follow-through from showings to closings.

Pricing has pushed upward despite the softer contract flow, with the typical home value up about 10 percent year over year and the median list price up around 9 percent. Sellers are not seeing the same bidding intensity as in prior years, with the share of homes selling above list dropping to about 19 percent and the average sale-to-list ratio edging slightly lower than last year.

Days on market tell an important part of this shift, jumping to about 36 days in the latest rolling three-month period compared with roughly three weeks a year ago. Even with homes taking longer to sell, more than half still go off market within two weeks, showing that well-priced and well-presented properties attract quick offers.
