Year-over-year, New California home values have climbed, with the typical home value up about 9 percent in this rolling three-month view. Median list prices are rising even faster, increasing roughly 11 percent compared with a year ago, signaling sellers are generally testing higher price points.

At the same time, inventory has tightened somewhat, as active listings are down slightly from last year while new listings have fallen more noticeably. Even with fewer new homes coming to market, months of supply has expanded to about 5.2 months, showing that buyers have more breathing room than they did a year ago.

Looking at the latest rolling period through April 2026, homes are taking a median of 69 days to sell and only about 10 percent are closing above list price, with an average sale-to-list ratio just under 99 percent.
