September’s finalized data reported the typical value of a home in the city to be $735,000—up 18.55% over the previous 12 months. For comparison, county-level data pegged home values at $217,500 in Cuyahoga County for the most recent reporting period. That number is expected to float around $209,990 in October.

Pepper Pike had 11 new listings and 9 listings that went under contract in September, decreasing the area’s total available inventory to 34—down 2.86% from the previous month. Inventory is projected to have further decreased in October.

Of those 34 active listings, 29.41% reduced their price in the month of September. The median listing price for homes in Pepper Pike grew 33.33% from August to September, bringing the current median listing price to $800,000. Based on projected data for October, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
