Over the past year, Putnam County has seen typical home values jump 18.67 percent, well outpacing Ohio’s 3.94 percent gain. Even with that strong annual rise, values recently stepped back, with a 16.33 percent month-over-month decline bringing the typical home value to about $205,000. Buyers will notice that this is still below the state’s typical value of roughly $263,500.
March 2026 data shows sellers pricing higher while homes take a bit longer to move. The median list price climbed about 32 percent month over month to $257,000, and homes spent a median of 42 days on the market, which is still down more than 37 percent from a year earlier.
Inventory in Putnam County has risen to 50 active listings, up 6.38 percent from last month and 11.11 percent over the year, creating roughly 3.8 months of supply in what is still labeled a Seller’s Market. New listings slipped 15 percent year over year to 17, while pending sales fell about 20.83 percent to 19, hinting at slightly softer demand. Around 30 percent of sellers reduced their list price and only about 23 percent of recent sales closed above asking, with the average sale-to-list ratio just under 0.99.
