Active listings have roughly doubled compared with a year ago, while homes sold have surged by more than fivefold. Pricing has been adjusting downward even as more homes change hands. The typical home value is down sharply compared with a year ago, and the median list price has fallen even more on a year-over-year basis, indicating sellers may be pricing more conservatively to attract buyers.
Supply conditions point to a tight seller’s market despite those price shifts. Months of supply has dropped notably from last year to about two months, and roughly half of listings go off the market within two weeks, even though the average sale-to-list price ratio sits just under 96 percent.
