New listings are limited at 26, down nearly 29.73 percent from a year ago, while pending sales of 25 are also lower than last year by 26.47 percent. With just 2.8 months of supply and a seller’s market gauge of 30, conditions lean toward sellers even as overall activity has cooled.

Home prices are adjusting in complex ways as supply and demand rebalance. The typical home value sits at $172,400, down 13.15 percent from a year ago, yet it increased 5.77 percent over the past month, and is projected to reach about $177,100 by March. Sellers are asking more, with the median list price at $222,450 and jumping an estimated 39.55 percent month over month, plus a projected list price of $253,975 next month.

Homes are taking longer to secure a contract than last month, with median days on market climbing to 71, though that is still nearly 27.55 percent faster than a year ago. Buyers are finding some negotiating room, as about 21.62 percent of listings cut their price and the average sale-to-list ratio is 0.93, with only 19.23 percent of homes selling above list.
