September’s finalized data reported the typical value of a home in the county to be $285,000—up 35.71% over the previous 12 months. For comparison, state-level data pegged home values at $252,900 in Oklahoma for the most recent reporting period. That number is expected to float around $252,450 in October.
Grady County had 73 new listings and 50 listings that went under contract in September, decreasing the area’s total available inventory to 320—down 1.23% from the previous month. Inventory is projected to have further decreased in October.
Of those 320 active listings, 31.25% reduced their price in the month of September. The median listing price for homes in Grady County fell 23.59% from August to September, bringing the current median listing price to $252,970. Based on projected data for October, listing prices may continue to fall.
