Southern Hills is seeing some noticeable month-over-month movement in this rolling three-month view, with active listings climbing while prices edge down slightly. Inventory rose about a third from the prior period, and months of supply increased from roughly two to nearly three months, signaling more options for shoppers. At the same time, the typical home value dipped a bit and the average sale-to-list ratio slipped, showing buyers have gained some leverage. Homes are also moving faster, with the median days on market dropping from just over a month to a little more than three weeks.

Year over year, pricing has softened while asking prices have pushed higher. The typical home value is down a few percent from last year, but the median list price is up nearly 6 percent, suggesting sellers are testing higher price points even as sale prices trend lower.
