October’s finalized data reported the typical value of a home in the county to be $87,000—down 23.68% over the previous 12 months. For comparison, state-level data pegged home values at $256,300 in Oklahoma for the most recent reporting period. That number is expected to float around $258,100 in November.
Ottawa County had 7 new listings and 3 listings that went under contract in October, decreasing the area’s total available inventory to 37—down 9.76% from the previous month. Inventory is projected to have further decreased in November.
Of those 37 active listings, 18.92% reduced their price in the month of October. The median listing price for homes in Ottawa County grew 20.06% from September to October, bringing the current median listing price to $240,000. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 67 days, compared to 71 days in October 2024.
