Inventory is building in Ottawa County, with active listings up sharply from a year ago and sitting at 54 homes in June. At the same time, contract activity has picked up, as homes sold climbed compared with last month and pending sales have risen more than 150 percent year over year, signaling stronger buyer engagement.

Pricing has been adjusting downward in response to this shifting activity, with the typical home value down about 22 percent from last year and the median list price also falling year over year despite a recent month-to-month bump. Time on market tells a mixed story, with the median days on market dropping from May yet still much higher than a year ago, suggesting homes can linger if not priced well. Months of supply has fallen sharply from earlier in the year to around 4.3 months, which is slightly higher than the statewide 3.8 months and lines up with a neutral market where neither side has a clear edge.
