Housing activity in Ottawa County picked up in May, with active listings rising about 24% from last month and more than 20% from a year ago, while new listings climbed over 33% month over month. Contract flow strengthened as well, as pending sales jumped more than 130% from April and closed sales were up roughly 163% compared with last year, signaling more deals moving toward the finish line.

Pricing has been volatile, with the typical home value around $194,000 in May after a steep month-over-month drop but a sharp year-over-year gain of about 131%. Sellers are getting an average of about 94% of their list price, and only about one in five sales closed above asking, down nearly 30% from last year, which points to buyers negotiating more room on price.

Time on market has lengthened notably, with the median days on market rising to 98 days, a large increase from both last month and last year. Months of supply sits at about 6.7, placing Ottawa County in a buyer’s market compared with Oklahoma overall at roughly 3.9 months of supply and a higher median sale price.
