Washita County is seeing a neutral market with a market gauge reading of 55. Inventory sits at 55 active listings, down from a year ago, while new listings have dropped by more than half over the past year. Even with fewer fresh listings, pending sales reached 10 in August, rising month over month but still below last year.
Pricing has moved up sharply compared with last year. The typical home value is about $200,000, up more than 45 percent year over year, while the median list price has climbed nearly 60 percent in the same period. At the same time, the average sale-to-list ratio is close to 99 percent, indicating that sellers are usually pricing near where homes are actually closing.
Homes are moving much faster than they were, with the median days on market dropping to 13, down significantly from both last month and last year. Months of supply has risen to about 6 months, higher than Oklahoma overall at 4.3 months, which gives buyers somewhat more selection even as prices trend higher.
