April’s finalized data reported the typical value of a home in the county to be $85,000—down 14.43% over the previous 12 months. For comparison, state-level data pegged home values at $250,900 in Oklahoma for the most recent reporting period. That number is expected to float around $252,200 in May.
Washita County had 9 new listings and 9 listings that went under contract in April, decreasing the area’s total available inventory to 45—down 13.46% from the previous month. Inventory is projected to have further decreased in May.
Of those 45 active listings, 24.44% reduced their price in the month of April. The median listing price for homes in Washita County fell 9.35% from March to April, bringing the current median listing price to $197,000. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 24 days, compared to -129 days in April 2024.
