Washita County is seeing relatively limited options for buyers, with about 35 homes on the market and 9 new listings recently added. Inventory has fallen nearly 8 percent since last month and is down about 34 percent compared to a year ago. Contract activity has slowed, with only 6 pending sales and a 50 percent drop in pendings year over year.

Prices are adjusting as this shift plays out. The typical home value sits near $125,000, which is roughly half of the statewide typical value of $250,200, and has slipped about 1.6 percent over the past year.

List prices, on the other hand, have moved sharply higher month over month, with the median reaching about $205,000 and projected to rise toward $252,500. Homes are taking time to sell at a median of 77 days on market, even though that’s nearly 41 percent faster than last month and about 48 percent faster than a year ago. Roughly 17 percent of listings have had a price drop, and only about 11 percent of recent sales closed above the asking price, with sellers receiving around 93 percent of list on average.
