Homes are taking longer to go under contract though, with a median of 64 days on market, up more than 25 percent from a year ago.
Home values in the Northwest District are significantly higher than in Portland overall, with a typical home value of $804,000 compared to $496,250 citywide. Values have surged about 60 percent year over year and more than 7 percent in the last month, and projections point to a typical value of $831,500 by March 2026.
Pricing on active listings is adjusting even as values rise, with the median list price at $589,500 in February and projected to ease to $549,525 next month. Only about 11.9 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 0.98, showing that buyers have some room to negotiate even in a seller’s market.
