Inventory in Wasco County has been relatively steady, with 113 active listings in August and only a slight dip from last year. Sales volume slowed to 15 homes sold, down sharply from July but still a bit higher than a year ago. New listings jumped more than 18 percent from the prior month, and pending sales remained ahead of last year even after a month-to-month pullback.
Prices are adjusting as activity shifts. The typical home value was about $451,000 in August, up more than 7 percent from July but down compared with a year earlier, while the median list price has climbed more than 18 percent year over year. Homes are taking longer to sell than last year at a median 51 days on market, yet they are moving faster than just a month ago as median days on market fell by more than two weeks.
Supply conditions point to a more balanced environment than in many parts of Oregon. Wasco County shows 6.3 months of supply compared with about four months statewide, and only about 14 percent of recent sales closed above list price with an average sale-to-list ratio just under 100 percent.
