Inventory in Wasco County tightened in May, with active listings edging down slightly from the prior month while new listings were cut roughly in half. Homes are turning over faster, as median days on market dropped to 16 days, less than half of April’s pace. At the same time, pending sales climbed nearly 10 percent month over month, and closed sales were up about 30 percent, signaling strong contract activity.

Pricing has been moving up sharply in response to this stronger demand. The typical home value reached about $533,000 in May, jumping nearly 26 percent from April and more than 30 percent compared with a year earlier, and now sits a bit above the statewide median sale price. Even with that appreciation, the average sale-to-list price ratio is just under 100 percent and only about 16 percent of homes are selling above list, indicating that buyers still have some room to negotiate.

Supply conditions have shifted toward sellers, as months of supply tightened to 3.4, down from 4.9 just one month earlier and slightly leaner than Oregon overall. Fewer new listings combined with quicker market times suggest motivated buyers are competing for a limited pool of homes, even though not every property is bidding up over ask.
