November’s finalized data reported the typical value of a home in the county to be $150,000—down 0.0% over the previous 12 months. For comparison, state-level data pegged home values at $308,500 in Pennsylvania for the most recent reporting period. That number is expected to float around $309,250 in December.
Armstrong County had 39 new listings and 32 listings that went under contract in November, decreasing the area’s total available inventory to 145—down 7.05% from the previous month. Inventory is projected to have further decreased in December.
Of those 145 active listings, 29.66% reduced their price in the month of November. The median listing price for homes in Armstrong County grew 6.6% from October to November, bringing the current median listing price to $159,900. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
