Year-over-year, Armstrong County home values have dropped much more sharply than the statewide trend, with the typical home value down significantly while Pennsylvania as a whole saw prices rise. Despite this pullback in prices, homes sold increased compared with last year and the county is still classified as a seller’s market.

In the latest June 2026 snapshot, the median sale price sits well below the median list price, giving buyers more room to negotiate even as the average sale-to-list ratio has climbed over the past year. Inventory is moderate at about three to four months of supply, and active listings have held nearly flat year over year, suggesting a steadier pool of options rather than a big buildup of unsold homes.
