Year over year, Bedford County’s typical home value has risen strongly, up more than 20 percent, outpacing the statewide gain in Pennsylvania. By contrast, the median list price is slightly lower than a year ago, suggesting sellers are pricing more cautiously even as values trend higher.

In the latest April 2026 snapshot, 109 active listings marked a double-digit increase from last year, while homes sold fell sharply, down more than 40 percent year over year. With months of supply surging to around six months compared with roughly three months across Pennsylvania, buyers have more options and less urgency than they did a year ago.

Pricing dynamics have shifted as well, with about one-third of Bedford County homes now selling above list, a sizable jump from last year, and the average sale-to-list ratio near 99 percent.
