Year-over-year, Chester County’s typical home value is essentially flat, edging up less than a percent even as Pennsylvania overall saw a larger price gain. Inventory, however, is notably higher than a year ago, with active listings up by double digits and months of supply rising more than 19 percent, signaling more options than last spring.
In the latest May 2026 snapshot, buyers saw about 1,850 active listings and 845 new listings, both rising from April and adding to choices across the county. Homes are taking a bit longer to sell than a month earlier, with a median of 28 days on market and roughly 2.2 months of supply, yet conditions still lean toward a seller’s market.
Even with slightly softer prices compared with April, demand remains solid, with 532 homes sold and 670 going under contract in May, both up more than 10 percent month over month.
