Year over year, Chester County’s home values have inched up modestly, with the typical home value rising about 1 percent while the statewide median climbed more quickly. Listing prices are gaining a bit more momentum, up over 3 percent from last April, suggesting sellers are testing slightly higher price points than a year ago.
In the latest April snapshot, inventory expanded noticeably as active listings jumped more than 23 percent from March and nearly 10 percent from last year. Even with more homes on the market and months of supply rising to 2.1, conditions still lean toward sellers compared with Pennsylvania overall, where supply is closer to three months.
April also brought a surge in activity, with new listings up over 37 percent month over month and pending sales increasing nearly 16 percent.
