Clarion County’s housing market has cooled notably compared with last year. Typical home values are down about 8 percent year over year, and median list prices have fallen even more, dropping roughly 17 percent. The number of homes sold is also down more than 30 percent from a year ago, indicating slower demand.

In May 2026, the typical home value was about $145,000, with a median list price near $138,000, both lower than in April. Only 9 homes sold during the month, and new listings fell sharply from a year earlier, down more than half, while pending sales were also lower year over year. Inventory has thinned, with active listings down about 24 percent annually, even as months of supply has risen to 8.3 months, much higher than Pennsylvania’s 2.9 months, signaling a softer local pace.

Homes are staying on the market far longer than they did last year, with the median days on market jumping to 184 days in May. Despite the slower environment and lower sale-to-list ratios, more than one in ten recent sales still closed above the asking price. Conditions now look more balanced than the county’s seller’s market label suggests, and local dynamics differ from the statewide trend of rising prices.
