Indiana, PA is currently tilted toward sellers, with the market gauge reading as a seller’s market. Months of supply sit at 5.8, which is higher than earlier in the year but still low enough to keep conditions from fully favoring buyers. Homes are also moving more quickly, with the median days on market dropping to 29 in this rolling three-month view.
Looking at prices, typical home values are about 18% higher than they were a year ago, highlighting solid year-over-year appreciation. At the same time, the median list price is down slightly compared with last year, suggesting sellers may be pricing more cautiously to attract offers. Fewer homes are changing hands, with homes sold down more than 40% year over year and new listings lower by about a third, indicating reduced overall activity.
Even with softer listing prices, sellers are still in a strong position, as the average sale-to-list ratio has edged up to nearly 99% and about a quarter of sales close above the asking price. Inventory has thinned compared with a year ago, with active listings down by roughly a third, which keeps options limited for buyers despite the higher months of supply figure.
