January’s finalized data reported the typical value of a home in the county to be $221,000—up 0.45% over the previous 12 months. For comparison, state-level data pegged home values at $299,700 in Pennsylvania for the most recent reporting period. That number is expected to float around $296,650 in February.
Columbia County had 28 new listings and 38 listings that went under contract in January, decreasing the area’s total available inventory to 116—down 17.14% from the previous month. Inventory is projected to have further decreased in February.
Of those 116 active listings, 28.45% reduced their price in the month of January. The median listing price for homes in Columbia County fell 27.0% from December to January, bringing the current median listing price to $229,950. Based on projected data for February, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In January 2026, the median time for a listed property to go pending was 69 days, compared to 73 days in January 2025.
