Dublin’s rolling three-month data points to rising prices compared with a year ago. The typical home value is up about 38% year over year, while the median list price has climbed around 25%. At the same time, the share of homes selling above list has fallen by nearly half from last year, indicating buyers may have a bit more leverage on price than before.

Looking at the most recent three-month window ending in May 2026, activity is picking up. Active listings are up nearly 40% compared with last year, new listings have risen about 29%, and pending sales are up more than 30%, signaling more movement on both sides of the table.

Days on market tell a more complex story, with the median now at 36 days over the rolling period, far higher than a year ago even though it has dropped sharply from earlier this spring. Months of supply sits at just 2.1, and the market gauge still categorizes Dublin as a seller’s market, even as the average sale-to-list ratio holds near 100%.
