Homes in Midtown are taking longer to find buyers in this rolling three-month view, with the median days on market rising to 20 days, sharply higher than a year ago, pointing to a slower pace than in prior years. Even so, nearly 46% of homes are still going under contract within two weeks, showing that well-positioned listings can move quickly.

Prices have softened compared with last year, as the typical home value over the period is down more than 10% year over year and the median list price is also lower than a year ago. At the same time, sellers have increased the number of homes available, with active listings up compared with early spring and about 2.8 months of supply in the neighborhood, slightly higher than Harrisburg overall. A smaller share of properties are selling above asking, and the average sale-to-list ratio has edged down to just under 98%.

Sales activity has cooled from last year, with both homes sold and pending sales down roughly one-third year over year, even though new listings have only slipped slightly. Compared with the broader Harrisburg market, Midtown’s typical sale price is higher, which may be contributing to the slower pace of closed sales. Conditions overall still lean toward sellers, but buyers have more time and slightly more options than in some recent years.
