South Harrisburg’s rolling three-month numbers show softer prices than a year ago but at higher levels than much of the past few years. Typical home values are down about 8% year over year, even as the broader Harrisburg city area has seen prices rise nearly 7% in the same period. At the same time, the share of homes selling above list has climbed sharply from last year, suggesting strong interest for well-priced properties.

Looking at the latest three-month window through May 2026, prices sit around $160,000, with a median list price close to that level. Homes are moving quickly, spending a median of only about five days on the market, and nearly half go off the market within two weeks.

Inventory conditions have shifted meaningfully, with months of supply jumping to 6.4, far above the roughly 2.6 months seen across Harrisburg overall and well above South Harrisburg’s levels a year ago. Even with more supply, sales activity has slowed, as homes sold and pending sales are both down more than 40% year over year.
