Over the past year, typical home values in Harrisburg have declined about 10.8 percent, even as nearby Dauphin County inched up roughly 1.2 percent. Inventory is only slightly lower than a year ago, down about 2.1 percent. Pending sales have fallen more sharply, dropping about 17.8 percent year over year while new listings are down about 4.1 percent.
March 2026 brought a notable shift upward from the prior month. The typical home value climbed 8.9 percent month over month to about $152,500, and the median list price rose 6.3 percent to roughly $170,000. Homes sold more quickly, with median days on market falling to 24 days, a drop of 36.8 percent from the previous month and 7.7 percent lower than a year earlier.
Current conditions still lean toward sellers, with only 2.2 months of supply, a market gauge reading of 16, and about 28.6 percent of homes selling above list price. At the same time, 38.3 percent of listings saw a price drop, and the average sale-to-list ratio sits just under full price at 0.98. Harrisburg had 94 homes for sale in March and 71 new listings, with inventory projected to edge up to 100 next month, alongside a projected typical home value of about $158,750 and a median list price near $175,025.
