Lebanon’s rolling three-month data through May 2026 shows prices continuing to climb compared with a year ago. The typical home value is up around 9 percent year over year, with the median list price rising nearly as much. Inventory has also expanded, as active listings increased about 14 percent from last year, giving buyers more options than they had previously.

Recent activity highlights a market that is still tilted toward sellers but less intense than in prior years. Pending sales are up more than 26 percent year over year, yet the number of homes sold in the period is down about 16 percent, reflecting some cooling in closed transactions even as buyer commitments grow. Homes are taking longer to sell than a year ago, with the median days on market rising sharply to 17 days and months of supply higher than last spring, though still low at 1.5 months.

Pricing power has softened somewhat even as values rise. Only about a third of homes are now selling above list price and the average sale-to-list ratio has eased to just over 97 percent, a step down from earlier periods when bidding wars were more common.
