Inventory and contract activity in Hershey are on the upswing in this rolling three-month view. Active listings are up more than 11 percent compared with a year ago, and new listings have risen nearly 16 percent. Demand is keeping pace, with pending sales up about 19 percent year over year and closed sales edging slightly higher as well.
Pricing has cooled from last year even as the flow of homes and contracts has picked up. The typical sale price over the latest three months is down roughly 14 percent year over year, and the share of homes selling above list has dropped from around 40 percent a year ago to about 27 percent now. Even with that pullback, sellers are still receiving nearly full asking price, with an average sale-to-list ratio just under 100 percent.
Homes are not moving quite as instantly as they did last spring, but conditions still favor sellers. The median time on market has stretched to about eight days in the current rolling period, up more than 50 percent from a year ago, yet months of supply remains low at 1.6, consistent with a seller’s market.
