Year over year in May, Lebanon County’s typical home value rose about 11 percent, while the median list price climbed nearly 13 percent. Pending sales jumped almost 22 percent from last year, even as homes sold slipped about 10 percent. Inventory tightened compared with a year ago, and months of supply edged down to keep conditions tilted toward sellers.

In the latest May snapshot, the typical home value reached about $309,000, with a median list price near $321,000. Homes sold quickly, spending a median of just 8 days on the market, and roughly 34 percent of sales closed above the asking price.

Momentum has been building through spring, with homes sold up roughly 27 percent from April and new listings increasing about 15 percent month over month. Supply remains lean at 1.9 months, well below Pennsylvania’s 2.9 months, underscoring stronger seller leverage locally than across the state. At the same time, active listings in Lebanon County are lower than a year ago, even as statewide inventory has grown, which can make it harder for buyers to find the right fit.
