Lebanon County home values have climbed sharply over the past year, with the typical home value up about 25 percent. Homes sold also increased more than 21 percent year over year, showing stronger buyer activity. New listings rose nearly 17 percent from last year, giving buyers more options even as prices have pushed higher.

In the latest monthly snapshot for June 2026, the typical home value is about $331,500 while the median list price is a bit lower at roughly $296,000, suggesting some sellers may be pricing strategically to attract offers. Inventory held at 491 active listings, almost flat compared with last year, even as homes sold and pending sales both posted double-digit annual gains. Homes are spending a median of 14 days on the market, and nearly half of listings go off the market within two weeks, pointing to quick decision timelines for both sides.

Conditions clearly lean toward sellers, with just 1.7 months of supply in Lebanon County compared with 2.9 months across Pennsylvania and a seller’s market reading on the local gauge. Even so, only about 40 percent of homes sold above list price and the average sale-to-list ratio is just over 101 percent, indicating that many deals are still landing close to asking.
