February’s finalized data reported the typical value of a home in the neighborhood to be $82,500—down 12.0% over the previous 12 months. For comparison, city-level data pegged home values at $235,000 in Pittsburgh for the most recent reporting period. That number is expected to float around $250,000 in March.
Knoxville had 12 new listings and 13 listings that went under contract in February, increasing the area’s total available inventory to 15—up 15.38% from the previous month. Inventory is projected to have further increased in March.
The median listing price for homes in Knoxville fell 2.63% from January to February, bringing the current median listing price to $92,500. Based on projected data for March, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
