The median list price has climbed more than 22 percent over the same period, pointing to sellers aiming higher than last year. Compared with the broader Scranton market, Providence’s typical home value trails the citywide median, but its growth pace has been faster.

Sales activity has picked up compared with a year ago, as homes sold are up more than 80 percent and pending sales are up about 75 percent. Inventory has expanded, with active listings rising roughly 39 percent year over year, yet months of supply sits at just 2.2, keeping conditions tilted toward sellers.
