Scranton real estate Market Report.

Information and statistics on the latest trends in the Scranton real estate market, updated for May 2026. *

Home values in Scranton have climbed over the past year, rising about 13.0 percent to a typical value of roughly $226,000. That pace is close to the 13.64 percent gain seen in Lackawanna County, where typical values are near $250,000. Buyers are still finding Scranton a bit more affordable than the broader county.

Looking at March 2026, sellers priced around a median of $222,500, with homes spending just 23 days on the market, down more than 14 percent from a year ago and over 32 percent from the prior month. Inventory reached 126 homes, which is more than 10 percent higher than the month before but still more than 20 percent below last year, keeping conditions tilted toward sellers in this seller's market.

New listings came in at 82 for the month, down about 6.82 percent year over year, while 66 homes went under contract and roughly 29 percent of sales closed above list price. Around 29 percent of sellers reduced their asking price, and the average sale-to-list ratio was about 0.976, showing that many homes are selling very close to what sellers are asking. Looking ahead to April 2026, typical values are projected to reach about $239,000, with inventory edging up to an estimated 132 homes and a projected median list price near $221,251.25, so both buyers and sellers can benefit from using Agent Pronto to connect with a local agent who understands these trends.

Learn more about what Scranton has to offer.

Scranton offers residents a welcoming, livable city with a strong sense of community, rich history, vibrant culture, quality schools, and ample opportunities for work, education, and outdoor recreation.

Scranton offers a distinctly urban, close‑knit feel compared with nearby towns like Wilkes‑Barre or Kingston. Once known primarily for coal and railroads, the city today blends historic architecture, walkable neighborhoods, and an active community scene that appeals to lifelong residents and newcomers alike.

Downtown Scranton centers around restored landmarks, local businesses, and destinations such as the Lackawanna County Courthouse Square. Cultural anchors like the Everhart Museum and Scranton Cultural Center at the Masonic Temple support year‑round arts programming. Outdoor time is easy to find at Nay Aug Park, with its trails, treehouse, and seasonal events.

Scranton’s neighborhoods range from the historic streets around Green Ridge to family‑focused areas near West Scranton. Local schools, including Scranton High School, and institutions like The University of Scranton and Lackawanna College, contribute to a strong educational presence and steady housing demand. Access to I‑81 and the nearby Steamtown National Historic Site adds to the city’s appeal for commuters and history enthusiasts.

Whether you are weighing a move into your first Scranton home or considering listing a long‑owned property, timing and preparation matter in this evolving market. “If you are looking for a real estate agent who combines professionalism, responsiveness, and genuine care for her clients, I highly recommend Dwana Woodley. From the beginning of the home-buying process, Dwana demonstrated exceptional attention to detail, ensuring every step was handled thoroughly and accurately. She remained proactive in identifying potential concerns, explaining options clearly, and keeping everything moving forward efficiently. Her negotiation skills played a critical role in putting me in the best position possible to purchase a home. Dwana consistently advocated on my behalf, balancing strategy with transparency while navigating discussions with the seller’s agent and coordinating closely with the loan servicer. Her ability to keep all parties aligned helped avoid delays and ensured progress throughout the process. What stood out most was her constant communication.
