Home values in Scranton have climbed over the past year, rising about 13.0 percent to a typical value of roughly $226,000. That pace is close to the 13.64 percent gain seen in Lackawanna County, where typical values are near $250,000. Buyers are still finding Scranton a bit more affordable than the broader county.

Looking at March 2026, sellers priced around a median of $222,500, with homes spending just 23 days on the market, down more than 14 percent from a year ago and over 32 percent from the prior month. Inventory reached 126 homes, which is more than 10 percent higher than the month before but still more than 20 percent below last year, keeping conditions tilted toward sellers in this seller's market.

New listings came in at 82 for the month, down about 6.82 percent year over year, while 66 homes went under contract and roughly 29 percent of sales closed above list price.
